Reggie and Kimberly, an African American couple in their late 30s, have recently purchased their dream home on 6 acres of land in a rural area. Reggie is a retired military man, while Kimberly is ready to settle into civilian family life with their young daughter Erin. However, while exploring their new property, Erin spots a strange figure standing motionless yet poised as if running through the dense surrounding forest. Reggie investigates while armed and discovers bizarre undead "zombies" with claws and fangs frozen in running or emerging positions, unresponsive to harm.
Reggie's friend Henry, also ex-military, can't explain the phenomena. They call in Reggie's FBI friend Ned, who works to discretely investigate further with a team. The chief scientist explains that the creatures seem moving at an imperceptible rate - estimated at half an inch every 6 days. They also spotted markings spiraling down trees at the same rate, like a ticking clock counting down roughly 2 years when the creatures may reach the property. While Kimberly urges they sell the home, Reggie refuses to give up their dream so easily. Ned helps rig the property with weaponry that will automatically activate if the creatures advance, buying them time to fight for their home if and when the threat emerges.
Three months later, Reggie sees one creature has moved at an accelerated rate and is poised to attack them. Panicked, Reggie tells Kimberly they must move immediately. She agrees to call their realtor and says she's already been looking at homes in the next town over. As they break the news to Erin and her friends at a sleepover, the kids are heartbroken, having believed the family would remain rooted in the community.
Two years later, the new owners of Reggie & Kimberly's former home are hosting a lively house party, unaware of the ticking clock in the forest. The lights and hidden defense systems Ned installed suddenly activate, shocking partygoers as the mini guns reveal themselves. The creatures begin to emerge from the forest triggering chaos, as Reggie speeds toward his former home armed for battle, determined to stand his ground and defeat the zombie threat.
